How can I sell my house well?

Of course, buying a good house for the first time is the best way of selling your house well later.

However, even though your current house is lacking a good location or layout, you still can sell the house well.


How?

It is said that if you know your enemy and know yourself, you will not be in danger even if you fight a hundred battles in “The Art of War”. In other words, if you know what buyers want these days, and prep your home with those parts, you will be able to sell your house better than without those.


On the other hand, there are general requirements that buyers have in common. Such as the number of rooms and bathrooms, the size of the house, the location of the house, the direction of the house, the shape of the house, etc. When helping buyers, I could often see houses meeting those general needs of the buyers, but the buyers did not like them.


Why?


Of course, the price is the one reason. And the others are the layout of the houses or the updated condition.


How about the sellers? The sellers always want to sell their house at the top dollar.

However, changing the house layout or updating parts of the house costs a huge amount of money. Then, how they can increase the value of the house without spending a huge amount of money?


As you know, what you like would be totally different from what the potential buyers like. Therefore, if you acknowledge what the current buyers are looking for, and prepare those in your house, you can get more demand for your house and increase the market value of your house.



Then what the current home buyers are looking for?


For the last 18 months, there are many changes in our lives due to the Covid.


The following items are the results of the American Institute of Architects’ AIA Home Design Trends Survey. That means, what a new home buyers request from the builders.


- 70% of respondents want an outdoor living space

- 69% of respondents want a home office space. Especially 48% want multiple home office spaces

- 46% of respondents want a multi-function room or a flexible space

- 42% of respondents want an in-law suite

- 39% of respondents want an exercise room or yoga space.



That means, if every other thing is the same, the house with above will get higher demand and sold faster and better.
