Continuing from the previous post, let's discuss what you should prepare for when potential buyers come to see the house after listing it on the market.


  1. Remove Family Photos and Install Mirrors in Those Spaces

As mentioned before, when buyers like a house, they start to imagine themselves living there. To facilitate this, you need devices that can help them do so, and mirrors are one of the best options. By seeing themselves in the mirror and the background of the house, buyers can envision themselves in the space. This surprisingly has quite a good effect.



  1. Create a Welcoming Atmosphere Inside the House

While it might be challenging in an empty house, if you are showing your currently occupied home, you need to evoke a welcoming feeling through people's senses.

First is the temperature. Adjust it to be cool in summer and warm in winter.

Second is visual. As emphasized in the previous post, make sure the house is as bright and inviting as possible.

Third is auditory. Prepare some soft music playing in the background. There are cable TV channels that only play music, such as classical or slow jazz, which can create a welcoming atmosphere and help mask noises from the surroundings or furnace.

Fourth is olfactory. Avoid cooking foods with strong odors and ensure good ventilation. Some people feel comforted by the smell of baking cookies, so paying attention to this detail can have a positive effect.

Fifth is gustatory. This is quite optional, but placing small dishes with chocolates or candies on the kitchen counter can make buyers feel more comfortable as they walk around.



  1. The Most Important Thing is the Cleanliness of the House

Even if everything else is perfectly prepared, if the house is not clean, it's all in vain. It's strongly recommended to do at least a quick cleaning before the showing.


By taking your time to prepare for selling your house and then proceeding with the sale, you'll likely sell it faster and at a better price than similar houses in the neighborhood.
