During the process of selling a home, the final walkthrough is a crucial step where buyers make their last inspection. It’s essential for sellers to be well-prepared for this stage. Here is a summary of what sellers need to prepare for the final walkthrough:

 

1.         Cleaning and Organizing

            • Whole House Cleaning: Clean the entire house, including all rooms, bathrooms, kitchen, and living areas. Mop floors, dust surfaces, and clean windows.

            • Trash Removal: Dispose of all trash and recycle appropriately.

            • Decluttering: Remove all remaining personal belongings and ensure the home is tidy and organized to leave a positive impression on the buyer.

2.         Repairs and Maintenance

            • Complete Promised Repairs: Ensure all repair items specified in the contract are completed.

            • Other Repairs: Fix any minor issues like small holes, scratches, burnt-out light bulbs, and leaky faucets.

            • System Check: Verify that the HVAC system, electrical system, and plumbing are all functioning properly.

3.         Appliances and Devices Check

            • Appliance Functionality: Confirm that all appliances included in the contract (e.g., oven, refrigerator, washer) are in working order.

            • Filter Replacement: Replace filters in air conditioners, heaters, etc.

            • Provide Manuals: Prepare and hand over user manuals and warranties for the appliances.

4.         Safety Checks

            • Smoke and Carbon Monoxide Detectors: Ensure all detectors are functioning correctly.

            • Lock Inspection: Verify that all windows and doors lock and unlock properly.

5.         Utility Transfers

            • Terminate or Transfer Utilities: Cancel or transfer services for electricity, gas, water, and internet. Provide necessary information for the buyer to set up new accounts.

6.         Document Preparation

            • Prepare All Keys: Gather keys for the front door, back door, garage, mailbox, etc.

            • Organize Documents: Collect the contract, repair records, utility termination or transfer documents, and any other relevant paperwork to give to the buyer.

7.         Final Check

            • Last Inspection: Do a final walkthrough of the entire house to verify that all preparations are complete. Use a checklist to ensure nothing is missed.
