  • Income Levels Needed to Purchase a Home in Each State

Today, I'd like to share the latest analysis on the income levels required to purchase a home across different U.S. states. This analysis provides a clear picture of the current housing market conditions in the U.S. Illinois, in particular, has emerged as one of the most affordable states for buying a home.   Currently, the median household income in Illinois is $80,306, and the income required to purchase a median-priced home is about 7% higher than this figure. According to the latest data from Realtor.com®, this indicates that the income burden for homeownership in Illinois is relatively lower compared to many other states.   On the other hand, Montana has the largest income gap when it comes to purchasing a home. To buy a home there, a household would need more than 151% of the median household income. This is due to Montana's median home price being $604,500, which requires an annual income of $178,017. However, the median household income in Montana is only around $70,800.   On a national level, the average income needed to buy a home is $118,530, which is 52% higher than the national median household income of approximately $77,700. This calculation is based on the median home list price in December 2024 and a 30-year fixed mortgage rate of 6.93%. It includes property taxes, insurance costs, and assumes a 10% down payment while ensuring the mortgage payment doesn’t exceed 30% of the household’s monthly income.   This analysis offers valuable insight into how much income potential homebuyers need to be able to afford a home. For Illinois residents, this is particularly positive news, as it means homeownership is relatively more attainable compared to other states. I hope this information is helpful for those currently searching for a home. I look forward to bringing you more useful updates in the future. • The Essential Step in Buying a Home – Pre-Approval

One of the most important yet often overlooked steps in the home-buying process is Pre-Approval . Let’s dive into what Pre-Approval is and why it matters.   What is Pre-Approval?   Pre-Approval is the process where a financial institution tells you how much they are willing to lend you for purchasing a home. To determine this, the lender reviews your financial history. According to Realtor.com , the documents typically required for this process include:   - W-2 forms for the past two years - Tax returns for the past two years - Recent 30-day pay stubs - Recent 60-day bank statements - Investment account statements (if applicable) - Residential history for the past two years   After this process, you’ll receive a Pre-Approval letter that indicates how much you can borrow. However, be cautious: any changes in your financial situation can affect your pre-approval status. Avoid changing jobs, applying for new credit cards, taking on new loans, or withdrawing large sums from savings after getting pre-approved.   How Does It Help Determine Your Loan Limit?   This year, home prices are expected to rise in many areas, and mortgage rates are still fluctuating. So, in a time when purchasing options might still be limited, it’s helpful to consult with a lender to understand how loan options and changing mortgage rates could impact your future monthly payments.   The Pre-Approval process determines your maximum loan limit, which helps set your budget. This information allows you to look for homes within your realistic price range, preventing you from falling in love with homes you cannot afford.   How Pre-Approval Makes You Stand Out   When you find a home you like and want to make an offer, Pre-Approval offers a huge advantage. Not only does it strengthen your offer, but it shows the seller that you've already undergone a financial review and are serious about buying.   When a seller sees that you’re a serious buyer, they’re more likely to consider your offer favorably. According to Greg McBride, Chief Financial Analyst at Bankrate, Pre-Approval means that the lender has reviewed more than just your credit and finances – they’ve gone through your pay stubs, tax returns, and bank statements, showing that you are ready for a mortgage up to a specific amount.   Conclusion   If you’re planning to buy a home, getting Pre-Approval should be at the top of your to-do list. It helps you understand your loan potential and puts you in a strong position when making offers on homes you love. Contact a trusted lender to learn more about this crucial first step.

  • Savings You Need When Buying a Home

Life sometimes throws unexpected challenges our way. Job loss, sudden expenses, or natural disasters—financial difficulties can affect anyone. But there’s good news. If you’re a homeowner under financial strain, there are rescue options that many people don’t know about. Have you heard of Mortgage Forbearance ?   What is Mortgage Forbearance?   Mortgage forbearance is an option that allows homeowners to temporarily pause or reduce their mortgage payments during short-term financial hardships, such as job loss, illness, or other financial struggles. It gives homeowners a chance to regain their financial footing and get back on track when mortgage payments become too difficult to manage.   A common misconception is that mortgage forbearance was only available during the COVID-19 pandemic. While it played a critical role in helping homeowners during that time, many people don’t realize that forbearance remains a valuable tool available to borrowers in need. Today, it continues to serve as an essential option in helping homeowners avoid delinquency and, ultimately, foreclosure.   The Current Situation of Mortgage Forbearance   Forbearance remains a crucial safety net for homeowners facing temporary financial challenges. While the overall forbearance rate has slightly increased recently, it’s important to understand this trend in a broader context.   According to Marina Walsh, Vice President of Industry Analysis at the Mortgage Bankers Association (MBA), the mortgage forbearance rate rose by three basis points in November and has increased for six consecutive months.   At first glance, this might seem concerning, but a closer look reveals that it’s not as alarming as it seems. The graph below visually represents the situation from 2020 to the present.     While the forbearance rate significantly decreased after reaching a peak in mid-2020, there has been a slight uptick in recent months. This increase is largely linked to the impact of two recent hurricanes—Helene and Milton.   Events such as natural disasters can cause temporary financial difficulties for homeowners, and forbearance acts as an important safety net during the recovery process. In fact, 46% of borrowers currently in forbearance cite natural disasters as the primary reason for their financial hardship.   Despite the recent increase, the forbearance rate remains significantly lower compared to the pandemic period and represents a very small portion of the overall homeowner population.   Why is Mortgage Forbearance Important?   Forbearance helps prevent the vicious cycle of missed payments and foreclosure. It provides homeowners with the breathing room they need to face challenges and plan the next steps. While most homeowners today don’t need forbearance, thanks to strong capital and the current housing market, it remains a valuable option for those who still require it.   If you or someone you know is struggling financially, the first step is to contact your mortgage lender. They can guide you through the forbearance process and help you understand the available options. Forbearance is not automatic; you need to apply and discuss the terms with your lender.   Conclusion   Knowing your options during tough times can bring peace of mind. Forbearance is not just a financial tool—it’s a lifeline. While the recent increase in forbearance rates may make headlines, the option is serving its purpose as intended: helping those who need it most endure difficult moments without losing their homes.

  • Key Items to Save for When Buying a Home

Planning the budget for purchasing a home might seem complicated, but it’s not as difficult as it appears. By being aware of the various costs you’ll encounter during the buying process and preparing ahead, you can more effectively manage the entire process. Let’s look at a few important factors to consider as you prepare for your home purchase: 1. Down Payment      Saving for the down payment is a crucial task. So, how much do you actually need? Many people assume they need to pay 20% of the purchase price, but that’s not always the case. Depending on the loan type and lender requirements, the required down payment could be as low as 3.5%, or even 0%. There are multiple loan options available, so if you haven’t saved up a large sum, don’t worry.     It’s important to consult with a trusted lender to understand the different loan types, down payment requirements, and any available down payment assistance programs. Gathering information ahead of time will make the process much easier. Working with an expert to find the best option for your situation is essential. 2. Closing Costs      Don’t forget to include closing costs in your budget. These are fees paid to various parties involved in the transaction. Closing costs typically range from 2% to 5% of the loan amount and must be paid on the day of closing. These costs include appraisal fees, title insurance, and fees related to loan processing and underwriting.     If you have questions about closing costs, reach out to a reliable lender who can provide guidance and give you a clearer idea of how much you need to save for a smooth closing. 3. Earnest Money (EDM)      It’s also worth considering saving for Earnest Money (EDM) to cover any contingencies. According to Realtor.com , EDM is typically 1% to 2% of the total home price and is paid to show good faith when making an offer on a property. However, this is not an additional cost. EDM is a part of your upfront costs and shows the seller that you're serious about buying the home.     While EDM isn’t mandatory, and it doesn’t guarantee that your offer will be accepted, it can help strengthen your position. It’s important to understand local requirements and work with a real estate consultant to make the best decision. The key to a successful home-buying savings strategy is knowing exactly what you need to save for. Understanding the expected costs allows you to plan ahead. I recommend consulting with a local agent and a trusted lender to gather the necessary information and confidently move forward with your purchase.

  • How to Effectively Sell Your Home in Cold Weather

Winter can be a challenging time to sell a home, but with the right preparation and approach, you can successfully sell your property even during the colder months.   First, it’s crucial to keep both the interior and exterior of your home clean and well-maintained. In areas with heavy snowfall, make sure to clear the snow from driveways, walkways, and the yard to ensure all entry points are safe and accessible. This will create a positive impression on potential buyers, making the property seem welcoming and easy to approach.   Inside the home, it’s important to create a warm and cozy atmosphere. Keep the temperature comfortable, and use soft lighting and warm-colored decorations to enhance the environment. Scented candles or a fireplace can help make the home feel even more inviting and attractive, despite the cold weather. These small touches can leave a lasting positive impression on buyers and help them envision themselves in the space.   Additionally, marketing strategies should be a key focus. Highlight the home’s best features with appealing photos and detailed descriptions online. Effective advertising and promotions tailored to the winter season can make your listing stand out and attract more attention from potential buyers.   If you’re looking to sell your home, our expert team is here to help you create the perfect selling strategy. Feel free to reach out to us anytime for friendly and professional assistance.

  • The Impact of Interest Rate Cuts on the Real Estate Market

Deciding when to sell your home is never an easy decision.   But in many cases, life changes require us to make tough choices. For example, if you need to move to another state for a new job, or if you’re living in a one-bedroom house that’s too small to accommodate your newborn twins, you might not have much time to hesitate. However, when there’s no immediate reason to sell, it can be difficult to know when it’s the right time to list your property.   So, how can you tell when it’s time to sell? According to experts, here are some signs that it might be the right time to put your home on the market:   1. When your home feels cramped and expansion is not possible   Even if your family hasn't grown, your living situation may no longer fit your lifestyle. For instance, if you’ve started working from home, have adopted more pets, or are dreaming of a dedicated hobby room, your current space might start to feel too small. In this case, consider decluttering to free up space or even renovating an attic or basement to add extra room. Of course, this isn’t always an option, and if your home isn’t spacious enough or local regulations prevent expansion, moving to a larger home may be the best option.   2. When your home feels too big   On the other hand, you might feel that a larger home is more of a burden than a blessing. If your house has empty rooms, is too quiet, or you're dealing with the "empty nest" syndrome, it may be time to downsize. Managing a larger home and dealing with the growing costs of maintenance and utilities can become overwhelming, and moving to a smaller, more manageable property may make more sense.   3. When you’re unhappy with your neighbors   If one day you suddenly find that your neighbors have noisy renters or the commute has become more burdensome, you may start to feel frustrated with your neighborhood. This can also apply if you need better schools for your children or a more family-friendly environment.   4. When remodeling doesn’t offer a good return on investment   Renovating your kitchen or bathroom might make your home feel new, but it’s not always the best financial choice. If your home is already priced at the top end for your neighborhood, instead of investing in costly renovations, it may be better to consider selling.   5. When you have the funds to sell   While selling your home may generate profit, it also requires some upfront investment. Before listing, you’ll likely need to make some improvements, such as painting, landscaping, or flooring repairs, to make your home more appealing and to get the best price. It’s a good idea to set aside some extra funds for these necessary improvements before putting your home on the market.   6. When you’re ready to compete   In a seller’s market, you may feel the urge to sell quickly. However, once you sell, you’ll be in the position of a buyer, and you’ll need to compete to find your next home in a competitive market.   If any of the above situations apply to you, it might be time to seriously consider selling your home. For more detailed advice on selling your property, it’s always a good idea to consult with a trusted realtor.
